The landscape of Longmont is constantly changing, from new apartments and housing developments to new businesses. Some changes are simply upgrades or repairs happening around town. The Longmont Planning and Zoning department keeps a list of all projects that pass through their office. Here are a few interesting ones.
Moe’s Bagels is currently remodeling a vacant building at 225 Main St. The renovation includes a 202 sf addition to the north side of the building, a new roof, patio and site modifications to nearby parking and the circulation system.
Smuckers is in the process of adding 229,000 sf to its existing facility. The addition will include a new bakery, sandwich-making and packaging facilities. The second floor will fill out its office space.
Although the project is approved, construction has yet to begin on the installation of three electric vehicle charging stations at Molly Spirits at 700 Ken Pratt Blvd.
Chick-fil-a has also been approved to begin modifications to its site at 215 Ken Pratt Blvd where the fast-food establishment plans to add a second drive-thru lane complete with canopies at the ordering and pickup points.
The most notable thing on the monthly report is the number of housing projects awaiting project approval. If all the projects make it through the approval process, there is potential for an additional 3,400 housing units to be added to the Longmont market. This number is made up of accessory units, single-family homes, apartments, townhomes and condos.
During the approval process, a project must host a public hearing to allow the community to weigh in, according to Zach Blazek, associate planner for the city of Longmont.
This month, the only public hearing currently scheduled is for the Notch66 Concept Plan Amendment. This amendment proposes multifamily residential use within a mixed-use regional center — an area that “allows for pedestrian-friendly regional-scale employment, commercial activities, and multifamily residential uses with easy access to public amenities including public transit,” according to the city of Longmont website.
