Mark Young, a Longmont developer, bought the Bohn Farm property in 2022 for $2.8 million. Recently, he listed the site for $5.7 million. The listing has caused concern in the community.
The Bohn Farm property at 1313 Spruce Ave. is supposed to have 63 residential units built on it. Young told the Longmont TimesCall that his development team is still working on the project and there is “better than a 50-50 chance” that his development group will build the project.
The Bohn Farm property has been highly debated in Longmont. The property has been the subject of several long public meetings where people on both sides of the issue provided arguments to city officials. In October, the Longmont City Council voted 4-3 to approve the property’s 63-unit concept plan.
While Young still intends to build the housing development, he believes the project could be done cheaper by a bigger builder.
The expense of developing the project was increased because Young would not be able to subdivide the 5.8-acre property and would need to make an additional connection between the development and Francis Street.
Members of the city council expressed concern after learning the property had been listed for sale.
City Manager Harold Dominguez stated that he was looking into the issue already and would update the council with more information when it was available. In the meantime, he said the concept plan for the property would remain intact for any future buyer unless they re-engaged the planning process again.
The Longmont Planning office stated it has not yet engaged in any discussion with the developer about the property being for sale. The property still needs to go through a plat review, a site plan review and a public improvement review, according to Glen Van Nimwegen, Longmont planning director.
