A developer is planning a 100-townhome development just northeast of the Village at the Peaks shopping center.

Known as Enclave at the Peaks, developer Sopris Homes is planning the subdivision on 7 acres accessed from Nelson Road just east of Hover Street. The Longmont Planning and Zoning Commission unanimously approved the preliminary plat and modification to the minimum density requirement with conditions at their December meeting.

Owner John Stevens with Sopris Homes said the project will have 37 two-story townhomes and 63 three-story townhomes. He added that he’s excited about the connectivity of the area to stores, restaurants, recreation and — in the near future — rapid bus transit to Boulder.

The units would be accessed by alley-facing garages with on street parking provided as well.

The project does request a density modification, making the development slightly less dense than the zoning typically allows due to the riparian setback required near Dry Creek, running 

south of the property.

City staff recommended approval, noting that additional homes in that area would benefit revenue generation from more nearby residents along with the need for more housing in Longmont.
